What Is A Home Inspection?

phoenix home inspectorAn Anchor Home Inspections’ home inspection is a non-invasive, physical examination of readily accessible components, systems and structure of the home.  Home inspectors are good, but they do not have x-ray ?eyes and can only inspect what is readily viewable.  For example, if there is a broken pipe in a wall that leaks, and there are no signs of leaking or staining on the outside of the wall or floor areas, we won’t see it and thus can’t report on the leak.

During a home inspection, I do not disassemble systems like heating and air conditioning systems for example.  If there is an issue found during the inspection process, it will be noted in the home inspection report and the home inspection report will suggest that you seek a qualified service professional for further evaluation.

Anchor Home Inspections is, to use this comparison, similar to a doctor who is a general practitioner.  If, during the inspection process I find a problem needing correction, you will be referred to an appropriate specialist (plumber, contractor, electrician), just like the general practitioner would do for you during a medical examination.

Anchor Home Inspections will use digital photography to document any issues, if found.  These photographs will be in your home inspection report, right next to the location in the report where the issue is discussing.  The inclusion of digital photography makes the discussion of any technical aspects of the home inspection easier to understand. There is no reading our report about an issue if found and then having to refer to a photograph about the concern in another location of the report like an index at the back of the report.

phoenix home inspectorThere will also be a summery as part the Anchor’s home inspection report.  It will list any major concerns and touch only the main areas of interest.  While the summery is for your convenience, please read the entire home inspection report for a complete picture of the home you are buying.

phoenix home inspectorWhen you book your inspection ether by phone or online, you can pay by check or cash on the day of the inspection.  If you are not going to be present at the home inspection, let me know and other arraignments can be made.

To use Anchor Home Inspections’ scheduling system, just click on the Schedule Now” tab.  This will take you directly to the 24 hour, 7 days a week scheduling system.  You will need to provide the following information:

  • Address of the home to be inspected
  • Your current mailing address
  • Cell phone number
  • The email address that you want the report sent to
  • Your real estate agents name
  • Agent’s company
  • Company address
  • Cell phone number
  • Your agents email address so that the report can be mailed to your agent.

Also, you will want to have your MLS (Multiple Listing Service) printout about your new home handy. You will be asked for some information like the year the home was built and square footage of the home, and is there a pool / spa that needs to be inspected as well?  That information is in this document and you can get a copy of the MLS printout or emailed to you from your real estate agent.

phoenix home inspectorThere is some other bits of information that you will want to know before scheduling your appointment such as, is there a crawlspace under the home (ask your realtor), a detached building with or without utilities that is to be part of the home inspection?  Is there a pool / spa that will be inspected as well.  If you can’t get a copy of the MLS information at the time of booking the home inspection, just skip that information during the scheduling process and just let me know.  I can find it and the information can be added to the order later.
